How Lokasell checks

In force from

Lokasell keeps apart what it has checked, what a lister says, and what is an estimate. This page says what each of them means, so you know how far to rely on it.

In short

  • Lokasell checks that an agent is registered. It does not check homes, titles or owners.
  • The facts on a listing are its lister's. Check the ones that matter to you at a viewing and with your lawyer.
  • Costs, minutes and the map are estimates and approximations, worded as such.

Lokasell's company details are still being added. Gaps marked [like this] will be filled in.

Checked agents

A shield beside an agent's registration number (it reads "Checked by Lokasell" when you hover over it) means someone at Lokasell found that registration number, under that name, in the register of the Board of Valuers, Appraisers, Estate Agents and Property Managers, on the day it was checked. An agent's page and listings are public only after that check.

It does not mean Lokasell recommends the agent, has worked with them, or knows that they are authorised to sell a particular home: each agent confirms that for every home they list, under the Agent and Agency Terms. A registration can lapse after it is checked. To be sure, search the agent's number in the Board's register yourself at lppeh.gov.my.

"Not yet checked" means the agent has sent a number and Lokasell has not finished checking it.

Homes listed by their owners

A home listed by its owner says so, and says that Lokasell has not checked its title or who owns it. The owner confirmed, when they published it, that it is theirs to sell. Lokasell has not seen proof of that. Before you pay anything, search the title at the land office or ask a lawyer to.

The facts on a listing

Each fact on a listing was entered by its lister, in its own field. Lokasell has not inspected the home, measured it or tested anything in it, including its floor areas, porch, internet speed, water pressure or how likely it is to flood. The lister is responsible for what they entered, and must keep to the Listing and Content Standards.

"Who it fits" is worked out from those same facts and, where there is one, the neighbourhood's guide: for each of five buyers, the things they need, each had, lacked or not recorded. It is only as true as the facts it is worked out from, and Lokasell has not checked them. A home with too little recorded is not judged. Where its lister recommends it for a buyer, that is shown as their word, apart from what Lokasell worked out.

Where a listing says Lokasell reviewed it on a date, someone at Lokasell read the listing against the standards that day. That is not an inspection of the home.

Estimates

  • What it costs to buy. Stamp duty, legal fees, the loan and the monthly instalment are worked out from the asking price with the rates and margin the page states. They come before any exemption or discount and leave out other fees. They are not legal or financial advice. Ask your lawyer and your bank for the figures that apply to you.
  • Minutes. Travel times in a neighbourhood guide are its Lokalist's, measured or estimated from the middle of the area or its gate, not from each home, and at the times of day they say. Trips a lister adds to a listing are the lister's. Your own trip may take longer.
  • What a home looks like on its land. Drawings made from a home's recorded floor areas and storeys show roughly how it might be laid out. They are not plans.
  • What is being built. Projects in a guide are reported from the sources named with them, and dates and plans change.

Maps

A home is shown on a map as a circle about 300 metres across, not as a pin on the home: its exact position stays with Lokasell. Neighbourhood areas are drawn by their Lokalists and are not legal boundaries. Map data comes from Mapbox and OpenStreetMap contributors, and may not show recent roads or buildings.

When something is wrong

If a listing, an agent's page or a guide is wrong, out of date or not what it claims to be, tell us on Report a problem. We look into it, ask the lister to correct it where that is enough, and take it down where it is not.
