Listing and Content Standards
These standards are for everyone who publishes on Lokasell: owners, agents and Lokalists. They are part of the Terms of Use. They exist so a buyer can trust what they read here.
Lokasell's company details are still being added. Gaps marked [like this] will be filled in.
Real homes, at real prices
- List a home only if it is for sale now, and you may advertise it: as its owner, or as an agent with the owner's written authority.
- The price is the price you would accept an offer around. No price set low to draw enquiries, and no "price on request" when you have one.
- One listing per home per lister. Do not list the same home twice to appear more often.
- Take a listing down within 7 days of the home being sold, or no longer for sale or yours to advertise.
- Place the pin on the home itself. Lokasell shows only roughly where it is.
Photographs
- Use photographs you took, or have permission to use. Do not take them from another portal or another agent's listing, and do not leave another portal's watermark on them.
- Show the home as it is today. Say when a picture is an artist's impression or of a show unit.
- Leave people out, or have their agreement. Keep identity cards, letters, title documents, family photographs and car number plates out of the frame.
What you say about a home
- Say only what is true. Record a fact only when you know it; leave a field empty rather than guess.
- Where a fact is the owner's word and not something you saw or measured, say so.
- Do not hide what a buyer would need to know, such as a leasehold's remaining years or that the home is tenanted.
- Travel times and ratings are what you know of the area. Do not overstate them.
Every buyer and tenant
A listing on Lokasell must not restrict who may buy or rent a home by race, ethnicity, religion, nationality or sex, for example "Malay only", "Chinese only", "no Indians" or "Muslim buyers only", and must not express a preference for one. This applies to the listing's title, description, photographs and every other field, and to an agent's page.
What the law attaches to the home itself is a fact, not a preference, and may be stated: that the home is on a Bumiputera lot, its Bumiputera discount, or a restriction on its title. State it as a fact of the title, without addressing buyers by their race.
Never published
- Anything false, misleading or designed to scam, including homes that do not exist or are not for sale.
- Personal data about others that they have not agreed to, such as a tenant's details or a seller's identity card number.
- What is obscene, indecent, menacing or offensive, or that harasses, or incites hatred of, any person or group.
- What infringes someone else's copyright, trade mark or other rights.
- Links or contact details that lead anywhere but the lister.
- Anything that breaks Malaysian law.
Neighbourhood guides
Lokalists write from their own knowledge of the neighbourhood, as the Lokalist schedule says. A place added from Google or OpenStreetMap is used as their terms allow. A guide names no business in exchange for payment unless it says so.
When something breaks these standards
Anyone can tell us on Report a problem. Depending on what it is and how serious, Lokasell may ask the lister to correct it, correct how it is shown, hide or take down the listing or page, stop an agent's page being public, or close the account. Repeated or deliberate breaches, and anything fraudulent, lead to the account being closed. We may also tell the Board of Valuers, Appraisers, Estate Agents and Property Managers, or the police, where the law or the seriousness of it calls for that.
